General Contracting
E.A. Colangeli Construction is a full service General contractor.
This has been the mainstay of our business for over 30 years. In
this method of construction, EAC will generate a hard estimate for
the client, based on drawings and information givin by the owners
architect or engineers. EAC will work closely with the clients agents
throughout the construction process. We will generate all project
schedules, recruit qualified subcontractors, provide in-house custom
carpentry services with our experienced team of employees. EAC will
take the customer from the bid stage right through to the occupancy
of the building.
We provide our clients with responsive leadership and management
throughout each projects duration. In the General Contracting method
of construction, our services include:
- Cost monitoring and control

- Subcontractor management
- Field engineering and site management
- Safety procedures and monitoring

- Shop drawing and material submittal review

Advantages to General Contracting:
- One Stop Shopping. The construction process is simplified as
the owner only deals with the General Contractor. The General
is responsible for all construction activities.
- The owner has a “Hard” estimate to work from. A
lump sum price is given prior to the start of construction, so
there is an exact, known figure to work from.
- Single point of accountability. The owner need not act as adjudicator
for any disputes between primary and sub-contractors.
- There is less risk to the owner. The General assumes all liability
for labor, materials and sub-contractor production.
- The General Contractor provides all necessary equipment and
resources to complete the project.
Design-Build
Design Build is a method of construction where the client employs
a single contract to E.A. Colangeli to provide design and construction
services. In this process we will provide the owner with all architectural,
civil and engineered drawings. EAC will work closely with the owner
during the design stage to assure construct the project in the shortest
amount of time possible and within the owners budget, while producing
a high quality product that will last the owner for years to come.
Design-build construction is a fast-track method where we start
construction before the final design of the building is complete.
Design-build allows faster work completion and substantial cost
savings compared to the traditional process of designing a project,
biding it out, and then building it. When time is of the essence,
which is almost always the case in construction, design-build is
a great advantage to the owner.
Advantages to Design-Build:
- The Design-Build contractor provides the owner with a single
point of accountability. The owner need not act as adjudicator
for any disputes between the design professional and the contractor.
- The lines of communication are simplified and chances for misunderstanding
are reduced. Coordination between the owner and the contractor
is improved.
- Project design and project construction become related parts
of a unified system. The construction expertise of the contractor
and the design expertise of the design prefessional are melded
to produce greater value for the owner.
- Construction of the project can be initiated on a phase basis
while design is underway. This fast tracking will reduce the owner's
interim financing costs and will permit the owner to occupy the
project at an earlier date. It can also reduce other time dependent
costs.
- The unified Design-Build responsibility facilitates the contractor's
control of project performance. The contractor can proceed with
early procurement of critical materials, schedule labor and subcontractors
for greater effectiveness and maintain the desired project quality
at all levels.

of your choice. 2) You work with our architectural department
and engineers.
Fast-Track
Fast-Track construction is a project delivery system which compresses
the design-award-build process into overlapping design-build phases;
Construction begins on portions of the Work prior to construction
document completion. Fast-Track requires selecting E.A. Colangeli
in the early development phases of the Architect's services, and
requires the Architect and Contractor to coordinate all phases of
the process.
Advantages of fast-track construction:
- A Contractor selected early in the design document phase can
contribute to cost control of the project during document preparation.
- Critical materials and equipment may be ordered early in the
process to expedite delivery.
- Joint development of a critical path schedule for design, purchasing,
and construction, provides for earliest completion and Owner occupancy.
- Time consumed during the normal bidding process is used for
construction.
- Project delivery time is shorter because the project is being
built while the design and document preparations are being accomplished.
- Earlier Project completion reduces the Owner's interim financing
costs.
- For projects with strictly imposed completion deadlines, fast-track
methods may be the only solution.

Construction Management
As a construction manager, E.A. Colangeli acts as a professional
consultant who offers its services for a predetermined fee, as opposed
to a general contractor who makes an entrepreneurial profit on the
project it handles. As the construction professional on the project
team, the construction manager works with the owner and the architect/engineers
from the beginning of the project through completion of construction.
The construction manager provides leadership on all matters relating
to construction, keeps the project team informed, and makes recommendations
on construction technology and economies.
Once the project budget and schedule have been established, the
construction manager monitors subsequent development of the project
to ensure that those targets are not exceeded without the knowledge
and concurrence of the owner. The construction manager reviews and
coordinates the bid package, oversees all bidding, writes the contracts
for the owner, manages procurement of material and supplies, coordinates
work of all trade contractors, assures conformance to design requirements,
provides current cost and progress information as the work proceeds,
and performs other construction-related services as required by
the owner.
